Reworking layouts, forming openings between rooms, replacing joinery and staircases, fitting kitchens and building storage, with the other trades coordinated around it. It is distinct from an extension, which adds floor area, and from decorating, which does not change the space.

Usually, because there are no groundworks, no new roof and no new external walls. Whether it is the right answer depends on whether you actually need more floor area or just a better arrangement of the floor area you have. We will tell you honestly if we think an extension is the better spend.

Yes. Where the wall is load bearing it is propped, a supporting beam specified by a structural engineer is installed, and the work is signed off through building control. Where it is not load bearing it is a much simpler job. Either way we establish which it is before quoting.

Both. Some jobs are a whole property before the owners move in. Others are one room, or the hall, stairs and landing, which is a very common starting point because it is the part of the house everybody walks through and nobody ever gets round to.

Yes. Older properties need more patience and more scribing because nothing in them is square or level, which is exactly the kind of work a carpenter is equipped for. Where a property is listed or in a conservation area there are additional consents and those are confirmed before work begins.

Yes, and it usually makes sense. Kitchen fitting is one of our core services, so a renovation that includes a new kitchen does not need a separate fitter brought in at the end, which is where programmes normally slip.

Yes. Refurbishment between tenancies is work we take on, and we understand that the dates matter because an empty property is a cost. We agree the programme up front and tell you plainly if we cannot hold it.

We do. Carpentry runs through most of a renovation, so we are usually on site from the start to the finish, and the sequencing of the electrician, the plumber, the plasterer and the decorator is part of the job rather than something you have to chase between them.

We stop, show you, and tell you what it means before anything else is done. Older houses hide rot, failed bearings, notched joists and previous work that was never right, and none of it shows on a survey of a decorated room. None of that is something to work around quietly, so you will see it and hear what it means for the job.
