Thetford Forest extensions, built and fitted out by one team

Our base is in Brandon, about 5 miles from Thetford Forest. Brandon, Thetford and Feltwell are the same sort of distance from us, which puts this corner of Norfolk and Suffolk well inside the area we cover.

Thetford Forest falls under West Suffolk Council, Breckland Council and the Borough Council of King's Lynn and West Norfolk. They are who the application goes to and who signs the work off, so it is worth knowing before a design is fixed. We build to what has been approved and work to the inspection stages on the programme.

Before anything else we look at what the ground will take. Plots out in the forest villages are generous, which is why outbuildings are so much more common here than in the towns. Three separate planning authorities cover the forest villages, so consents genuinely differ from one village to the next. Two houses on the same street can differ on this, so a number quoted down the phone is a guess. We price from the property, never from a template.

At about 5 miles from our base, getting out to measure up is straightforward rather than something we have to schedule weeks ahead. Call or send the enquiry form and we will arrange a time that suits you. The quote costs nothing.

The area covers Santon Downham, Elveden, Mundford, Weeting, Hockwold cum Wilton, Lynford and the smaller settlements between them. Plots out here tend to be larger and more rural, which is what makes outbuildings and cart lodges practical in a way they are not on a tight town plot.

The forest villages are made up of village and former estate cottages, with individual houses on larger rural plots. New work has to sit alongside the house that is already there, which is why the age and style of the property matter on a building project.

Three separate planning authorities cover the forest villages, so consents genuinely differ from one village to the next. It matters most on new structures, where it can change the foundations, the consent needed, or both.

It depends on the size and position of the work and on the property, and the decision belongs to the council rather than to us. Listed buildings and conservation areas are where it is most worth checking early. For a property in Thetford Forest the authority that decides is West Suffolk Council, Breckland Council and the Borough Council of King's Lynn and West Norfolk, and we will tell you plainly what we think before you contact them.

Yes. The nearest other towns on our list to Thetford Forest are Brandon, Thetford, Feltwell, Lakenheath and Swaffham, and the villages in between are covered as well. If your address sits between two of them, tell us the village and we will tell you straight away whether it works.

Yes. It most often runs alongside first fix carpentry, kitchen fitting and renovation work, and because one team does the carpentry throughout there is no gap between trades. At about 5 miles from our base, putting the work into one programme also means one run of travel instead of several.
